When I used the phrase "the wonder and woe" of the renovation and decoration of our Tudor bungalow, I had little idea of the challenges and obstacles life would throw our way. This year we closed our business and I found a job I love at one of the oldest establishments in the US only to have it fall victim to the economy as well. Needless to say much of our renovations had to be put on hold. And through it all my rock, my shoulder to lean upon has been the immutable LondonHIM.

This weekend was a banner birthday for him and to celebrate I took advantage of his trip to Dallas to help a friend (that's my guy to a tee, generous and helpful to all) to band together an intrepid group of family and friends to tackle our living room ceiling project as a surprise for him. A bead board and beams event....to the rafters and beyond.

A bushel of thanks to all involved. Although there is more to be done, I couldn't have gotten where we are without you. Thank you for helping to honor LH on his special day!

And to the Honoree, Happy Birthday my love. You are more than just my rock, you are my dog walker, my barrista, my sous chef, my dishwasher, my DRIVER, my best friend, my sounding board, my antiquing buddy, my photographer, my mechanic, my handyman, my biggest fan, my advisor, my heart and above all my hero! Thank you for all this and more...for being my everything.

Tour: A Deco District Beauty

One fine day on a quick jaunt to over to visit the Shady Couple we spotted a sign for an open house at lovely stucco 2 story in right here in the Deco District. The home is charming and rich in architectural details which is why we love this area so much. Beautiful on the outside, it obvious when we stepped through the arched oak front doorway we had found something special that we just had to share with you. Luckily the parties involved graciously allowed us to arrange a time to come back by and photograph this stunning abode.

The home was built in 1928 and has a continental flavor Deco period homes are famous for. San Antonio is full of these little pockets of beautiful vintage houses.

Open sesame... treasures await.

The cast iron planter with majestic palm captures your attention as you enter the foyer. A small sitting area is to the right. Lets take a closer look.

Through the arched entry gorgeous loveseat , artwork and golden silk draperies adorn the nook.
And a charming little luxe chair in the corner.

And living room is to the left.

And oh what a living room it is. Where do I begin. Light fills the space from the generous bank of windows.

Artfully arranged alabaster grapes, an antique crown and beautiful lamp complete this striking vignette.

Those chests are calling to me. Lets take a closer look.

Simply sublime. The shell encrusted chests are just a hint of the homeowner's incredible collection of shells shown throughout the home and grounds. Speaking of the homeowner, by now you are probably wondering about the creator of this fabulous home. I understand from the realtor that he is in merchandising for a national department store. And the consensus of opinion of anyone touring the home while we were there..."He should be a designer!" And I say with a capitol "D".

From this angle we can see a little of where we have been and where we are going as well.

The dining room is perfection in my book. I love how the homeowner has carried the same silk draperies through each and every room. Adding to the flow and harmony of the space.

The beauty of symmetry coupled with an antique portrait .

Your teaser picture. My favorite spot in the home. Love the octagon shaped tray ceiling. The antique hanging light fixtures are present throughout the home.

The den: French doors surround the room. And in the corner a bell jar sconce, one of two.

The kitchen with matching chandeliers, granite and antique shutters on the pantry.

Upstairs to the second floor.

Beautiful french headboard and gilded settee in bedroom one.

Bedroom two with this amazing tortoise daybed and bamboo benches.

1 of 2 upstairs bathrooms. Charming original fittings with updated black and white tile.

Let's make our way outside. You won't be disappointed. Trust me.

Did I mention there is a second story rooftop terrace overlooking the garden.

And a serene spot for meditation and reflection.

Linen panels in the bays of the garage are such a chic trick. Make it look like an outbuilding rather than a parking spot. Perfect for a quick transformation into a party pavilion.

Tour: A 1920's Theater

Join me for a tour of the Texas Theater in Seguin, Texas. One of the few remaining 1920's theaters. Untouched by drastic renovations it remains much like it appeared 90 years ago.

Gargoyles still standing guard ferociously.

Stunning detail, they just don't make them like this anymore.

Please take a seat- we did. On a recent stroll through a local antique venue. Not really looking for anything in particular we found this charming little settee. Never a fan of settees before, to fall hard for this little gem was quite a surprise. Of course the peach velvet will be going before long.

How perfectly it fits right in the back. Home we go!

Julie & Julia is the best movie I've seen in ages. The kind of movie you almost don't want to end. Meryl Streep is perfection. The sets are some kind of wonderful. Julia Child's Paris kitchen is second only to the kitchen supply store where they shop for copper pots. Yum.

So I couldn't help but lean over to my guy and whisper "Do you see it?" , when the Paris kitchen was first shown. Do YOU see it? My stove's look-a-like front and center.

I blogged of my adoration for this fixture HERE and Urban Archaeology sells the gorgeous Boathouse pendant for $690-$950 depending on the finish. Love it. Want it. Just can't afford it.

And the Look for Less version from Pottery Barn Kids for only $69! After visiting our local Pottery Barn outlet I quickly discovered that PBKids is a smart solution for any age group. A good looking alternative that doesn't break the bank.

Found. A set of 70 year old Jean-Louis Prevost etchings. Pristine except for the slightest patina of age, just the barest yellow cast.

And marked down to a mere 20 dollars at a local antique mall. Perfect. Can't wait to get them framed and on the wall.

Shopping Salvage

This weekend we hit the regional salvage spot for some hunting and gathering for our renovation. Looking for a few specifics but always open to the possibilities.

Hmm... Possible door handles for the new french door installation.

Lets get a close up of that amazing arch.

I wish we had a spot for that. Its just a bit over scale for the tiny Tudor.

I know just the spot for that.

And twenty or so of these may find a home on our kitchen ceiling.

More cool doors. Although, the arched set at the top of this post is my favorite.

The most magical of Tudor homes in my opinion. The incredible proportions of the windows cannot be forgotten. (I rediscovered this article by Katrine Ames while unpacking boxes from storage. It was like finding a long lost friend. ) The home was once the Playhouse, a performance space located in East Hampton.

The homeowner resurrected the structure after it remained empty for over 10 years.

A graduate of Julliard the homeowner and pianist put the homes strength of acoustics to good use by hosting performances and teaching master classes in the great hall.

Stairway to heaven connects two bedrooms added on what was once a stage.

A kind reader and blogging friend inquired " Where are you? Did you fall down a hole?". Indeed I did - like Alice I have found myself in a free fall for the last 6 weeks since we made the decision to close out our business. The goal is to wrap up things by end of the month. Like many other small businesses these days I imagine, it was a difficult decision but will be worth it in the long run. Paying off in less stress and without question less financial burden.

The greatest gift will be more time. Time to devote to working on the beloved "tiny Tudor". To showing more of our progress around here and to devote to finishing this remodel and planning a wedding on a budget without sacrificing style.

So if you are reading this, thanks for being patient and we should be back to regularly scheduled programming very soon! Smiles, LC

Am so completely bowled over by our latest acquisition. A bargain in its truest form - the above hood. Found for us by the fabulous Shady Couple on this weekend's scout of the Habitat for Humanity's ReStore . If you have never been I highly suggest a visit. Habitat's ReStore is a complete box of chocolate, one in which you never know just what you will get. For instance, this hood for our in-progress kitchen remodel, a complete SCORE at just 20 bucks!

Reflections. Of the year behind us and where we are going. Some, like to make a resolution or maybe a few to ring in the New Year. I prefer to take stock and reflect. Do some tweaking. You know- the old attitude adjustment. Its a good time for change. Even an innately positive person can slip a bit. Negativity can just creep up on you.

"Urban Country" the place where town and country meet. Must say its a very nice place indeed. Homeowner Monique Keegan rehabbed a 1924 Tudor in Ohio to spectacular results - in my book.

From the street. This home has such curb appeal.

Moody, slightly edgy with industrial touches throughout the home. Modern country just works.

What a great solution for those of us in older homes. Carving out space for storage and closets is always a challenge. I like how it is tackled here.

The former owners study with a large portion of original details in place.

The three year journey through the renovation process encouraged Keegan to begin her own design endeavour titled Enjoy Co. I for one can't wait to see more from her portfolio!

Mix and Match

Since our engagement last month, I have been forming a collection of differing white milk glass containers to use as table centerpieces for the wedding reception.

Mixing and matching compotes and vases for a vintage and eclectic look.

Mostly English hobnail pattern, some ruffled and some footed. Sharing a common thread but as individual as they can be.

We at the tiny Tudor are almost ready to place an order for these cabinet latches. I think they suit the original cabinets we are keeping very well. I like the idea they are not in every kitchen. Outside the proverbial box.

These are great too. I must admit to being just a bit torn between the two.

They seem a good complement to the star of the kitchen. Our black and white vintage stove.

Both are reproductions of classic styles available at Van Dykes Restorers. A fabulous resource with an online catalog truly staggering with its huge array of items available for our shopping enjoyment.

A charm filled eat-in kitchen in the Baton Rouge garden district home of designer Carl Palasota beckons to me. The painted wooden floors, decoupaged botanicals and a lovely antique chair pulled out just waiting for me to sit down to breakfast.

Remember when I posted about this striking black and white eat-in kitchen. Apparently it captured the attention of the talented Fifi Flowers. And behold her creation - a wonderful artistic rendering. LOVE it! And I almost missed it in the busy fog I've been in. (FYI there are many posts half formed in my minds eye, stay tuned) That would have been a shame.

Couldn't wait to share our good news. Over an impromptu Monday night dinner at our favorite local restaurant, the Liberty Bar (our Volkswagen Easter Post). LondonHim popped "The Question". Completely surprising me into speechlessness. I believe I just shook my head in the affirmative- a lot. LH says he has been hunting just the right ring for a year. Apparently my engagement ring has been hanging out on the top shelf of our pantry for a month or so. Why the top shelf, you ask? Because shorty can't reach.

Fabulous 4th! Recap

Hope you had a fabulous 4th of July! We had a wonderful day in Fredricksburg enjoying hospitality and a gorgeous Hill Country home I hope to photograph at a later date.

The rest of the weekend was demo and more demo! Working on our kitchen remodel. These shots are of the sleeping porch off the back of the tiny Tudor it will be open to the kitchen- kind of like a great room (although it doesn't look very great right now.) Going to the studs! And beyond...

(Beware - renovation is not always pretty. So you may wish to cover your eyes if u-g-l-y offends your sensibilities.)

Deciding to save the original bead board ceiling made things a bit tricky to say the least. Satisfying though, to get another big project tackled. All in all, a good weekend.

Just adore this light, bright and classic cottage kitchen via House Beautiful. Black and white is a winning combination in my book. The only thing missing in this picture is ME and perhaps some french toast and hazelnut coffee. The vintage inspired chairs are an unexpected choice for a breakfast table. But it works. Just what the recipe called for!

Its here! After many weeks patiently waiting for it to be delivered to our shipper. Our "new" antique stove has arrived from Illinois. Of course the driver was an hour early for the delivery appointment and I was running errands.

Anticipation has been driving us crazy. Along with concern that it would get here in one piece.

Revealed... and I am relieved! It is missing a knob and needs a little TLC but its just what the recipe called for to complete our kitchen renovation.

A few weeks ago I spent a great girls getaway weekend in Austin (only downer was Sex in the City was sold out!). Found this bottle of red at an adorable little grocery in the downtown area. The drawing on the label is an amazing likeness of our stove. We are planning to uncork in celebration after the stove is installed and I cook our first meal on it.

Welcome, Shady Couple

This is my favorite photo of the "Shady Couple" taken when they were on vacation last year in Seattle. If you knew them it is obvious exactly who is in the photo although all their features are completely in the dark. Ms. Shady has made the big move in recent weeks to cohabitate with our LondonBrother. Moving down from hipper and cooler Austin, you know it must be love. We are all excited she is here!
They live just half a mile from us. Also renovating their charming Spanish style stucco bungalow. Also in the Deco District.

This weekend we visited the Fredricksburg Trade Days along with the Shady Couple. We picked up these chairs on our journey- they thought for ourselves. While they stayed overnight, we headed home to spiff up our finds for a surprise Housewarming gift.

These beauties were waiting for them when they got home at their place. The chairs will look smashing in their entry way. Welcome to the neighborhood!

After: The Desk Chair

Its done! And quickly too. Only two days later. The seat was rebuilt and new nail head trim for the arms as well. I'm thinking he matched the original nail head trim on the back rather well. And for only $80 dollars in labor I'm very pleased. Will definitely use this upholsterer for the next project on the list!

1.) Where were you 10 years ago?

1998 brought me a promotion. I worked in visual merchandising for the company below. Looking back it may have been my favorite job. Getting paid to make things pretty - Now that was the life.
Moved into a great condo overlooking a courtyard. Very reminiscent of the apartment in the movie "Til there was you". Have you seen it? Check it out - if only for the architecture.

2.) Five items on your to-do list today?

1- Transfer business phone to cell 'cause today is going to be a doozie.
2- Mail important package at the UPS store.
3- Pick up my nephew. He'll be hanging out with me today while my sister works.

the photographer told him "Football players don't smile."

4- Pick up my desk chair from upholsterer. Shoot a picture for my "After" post.
5- Help paint a second coat on the front porch area.

3.) Snacks I enjoy.

Not really a "snacker", but these carb smart bars are delicious. The almond version is my favorite. So creamy and satisfying you would never know they were made with Splenda.

4.) What would you do if you were a billionaire? :

Finish and pay off our house. Take care of our bills and our family. Close this business. Open a new one with more opportunity for creativity. Give to charity. Travel, travel, travel.

5.) Places I would live:

London (no big surprise there), San Francisco, Edinburgh, Sedona, Italy, New Orleans

Before : Making Over My Desk Chair

Before: My Desk Chair

Found this vintage desk chair at an antique mall in Phoenix. Just love it. I know its hard to tell but it sports brass caster feet and carved scroll arms. Both great features you can't see well in the above photo. I got it for a song and have happily pretty much used it as-is for the last three years. Until the seat started to go south. And oh, how quickly it went from no cushion....to needing one cushion... up to two cushions required just to use the desk properly. No way, no how was I going for a third.

There it is in its two cushion glory. I was actually taking a photo of the lamp I'm building out of old miscellaneous lamp and chandelier parts. So I got tired of perching on top of that huge stack of pillows all day. Time for a makeover- for sure!

These were the fabrics I was choosing from for the seat and arms. Tackled the dismantling myself but it got too much to handle. Those nailheads are a killer. Time for professional assistance.

Did you know?

Did you know that Wisteria had an outlet? I had no clue, until yesterday that is. When I read a post on Material Girls about a trip made to the outlet complete with pictures of the store including LOTS of goodies at BARGAIN prices. Soon discovered there is a link to the outlet on the main website for Wisteria online.

Check out the price on those spin stools. Amazing. Almost worth the 290 mile drive to Dallas to pick up a set, even with the cost of gas. Almost.

More good stuff from Wisteria Outlet.

Good news is they are having a huge warehouse sale the beginning June the 26th through that weekend. Bad news is no phone orders or shipping for the Outlet. Bummer.

Wouldn't I love to "Sail" into Summer with the gorgeous chandelier in my wake. This dreamy dining room is the design of Alessandra Branca. Love the light, whimsical layers she uses to complete this room. Details like slipcovers on the dining chairs and trim on the drapery don't seem heavy at all. I bet all dining is fun under the ship shaped chandy!

Three cheers for lucky LondonHIM. He came home with an extra large clawfoot tub from a 1920's home being renovated via his company. The best part - FREE. That's right free of charge. It was going in the dumpster. Now we can use the much smaller clawfoot we already have for the tiny hall bathroom. So now we'll have 2 clawfoot tubs in our beloved bungalow.

Living room of his own 1820's cottage, designer Eric Lysdahl creates a memorable tableau of surprises. The green palette for one, is unexpected. The fantastic klismos inspired wing backs flanking the fireplace are his own design. Classic George Smith English arm sofa sports a striking green and gold stripe.

Now let's talk about those green velvet curtains. "A tongue-in-cheek ode to Scarlett O'Hara" describes Lysdahl. We all remember her ripping the curtains from the wall for fabric for a dress.

Around New Years we purchased a new Lexmark all-in-one with flatbed scanner and wi-fi. We have replaced it once already and still it continues to be a problem. It will work for a while- then go on the fritz. Having me reload the software again just to get it to work for a day or two.

This week I had a series of "Green" posts lined up and ready to go. So the scanner just won't cooperate. At all.

So anybody have a scanner/printer combination they love. One that will do the job. 'Cause if I see "Cannot retrieve application list" one more time I'm going to scream.

This striking New Jersey home was decorated by the design team of William Diamond and Anthony Baratta. The homeowners were returning to the states after living abroad in both Europe and Asia. With widely varied tastes and an eclectic collection of English and Chinese pieces, color became the key to pull it all together.

One of the above 19th century chaises was found in London, the other the designers had copied. I wonder which is which.

Green Week

Happy Monday! Good news we made a fabric selection for the small slipper chairs. Remember this fabric quest for the sold out "Pippa". We looked high and low and received much help and suggestions (thank you all!)but alas, that journey led - no where. We can still get it from the original shop and when we decide we have hundreds and hundreds to spare to buy a bolt we will get one and make slip covers with it. Until that red letter day, the above fabric will work wonderfully and was a STEAL at Calico Corners! Only 11.99 a yard on a special buy in this colorway only.

Thanks for your votes on the vintage green stove vrs. the new commercial style stainless range debate. I made an offer early yesterday on the green stove. So far with no response. We shall have to wait and see.

Strangely enough LondonHIM's former Chambers model A stove (from his last home) was offered to us later yesterday afternoon. It looks just like the one above. This could be even better with our kitchen choices of the white carrera and the white cabinets not to mention the white farmhouse sink.

Historic Occurance

We live in an area of town commonly known as the Deco District. A few years back they launched a massive rejuvenation process. Investing much capital in the area to bring it back to life. To restructure the area into a major business arena once again after many years of boarded up shops and empty storefronts. Enter re-gentrification. Promoting the concept of the Deco District as an Arts mecca for San Antonio.

We just got notice that our home is part of a 4 block area being presented for Historic status. Exciting news to be sure. What that means exactly... time will tell.

These mosaics were created by local students in 2003 to celebrate and mark the area along Fredricksburg road once part of the Old Spanish trail.

This one is my favorite, commemorating the newly renovated Woodlawn Theatre. (Where the world premiere of John Wayne's "The Alamo" took place in 1960.)

And in the distance you can see the actual sign for the theatre. Change is coming. Bring it on!

"Favorite" Stove

Found this 1930's Favorite Stove on Ebay and then again on Craigslist. We were planning to add a shiny new commercial style range to our kitchen in the remodel. But I find this period stove oh so charming and tempting. It has two ovens which is a plus as well. Aesthetically it is perfect but I don't know how hard they are to cook on.
So for a kitchen remodel update we finally made a decision on the great farmhouse sink debate. We chose the white farmhouse sink from Ikea over the hammered nickel. Thanks for all your input. It is beautiful, classic, easier to clean and easy on the wallet.

One thing about the process taking some time is that it gives you an opportunity to tweak the original plan a bit. We decided to forgo the black granite in favor of some white carrera marble. It is more in keeping with the period of the house and should help make the small 1920's kitchen feel just a little larger.

And we will be sticking with white subway tile on the back splash. The kitchen will be basically white now with buttery yellow walls, original glass fronted cabinets on the top. Our new kitchen will have green accents as well. As it turns out we both have a set of green and white dishes. His - moss green wedgewood. Hers - deruta gallo verde. Shown below.

So what do you think? Should I make an offer on the vintage green 1930's Favorite Stove or stick with the new and shiny stainless commercial type planned? Thanks in advance for your opinion!

An old french print we found this weekend. We already have boxes of art. Some inherited, some collected by each of us in our single lives. In this "tiny Tudor" full of windows and doors there is just not a lot of wall space. One large wall in the den is planned for a "gallery". But I think we can fill it up and then some. Since wall real estate is at a premium around here, we will have to learn how to edit. I've pictured the art wall a million times in my minds eye. But sometimes you have to tinker around with the real thing. So due to the renovation, it's probably wise to refrain. It appealed to us both. So I'm kinda having a coulda, shoulda moment- or two.

Heading to Austin tomorrow for a "vintage Volkswagen" event. So while the guys are cruising South Congress after the show, I may just take a little stroll down to the famous Uncommon Objects . They describe themselves as: "Raw materials for creative living". The shop has been featured in the glossy pages of Elle Decor and InStyle magazine to name a few. Its SoCo shopping at its best! The Alamo - wish I knew why these pics are sooo small.

Giant boot sculpture. Growing up I couldn't stand it. Now I think it's kind of iconic and all together ironic.

My daily route to the bank and post office takes me past a two block area that is a treasure trove of antique stores and consignment shops. About 8 to 10 of them are in this concentrated area. Over the years I have had some great finds out of these shops. So lately they have taken the practice of setting some of their items outside to draw in customers. Dangerous- to me that is!
Yesterday I was driving by heading home when I spotted the corner of an interesting piece through the open door. Hit the brakes and ...you know the rest.
This 1920's mahogany linen press just made it out of a container from Europe. Its going to house the new flat screen TV for our wing back room. Its low enough that we could serve from it during a party and has 2 drawers and movable shelves. Its perfect for us. Can't wait to bring it home!

Vintage Volkswagen Easter

As a break on a Holiday weekend mostly spent working on the "beloved bungalow", we took the 1959 Volkswagon Kombie, a former TV repair bus, on its maiden voyage. LondonHIM extracted this bus from a local salvage yard. It was a shell with no drive train. A huge project completely reworking the 50 year old bus but leaving the original handpainted logos by the 1st owner as a testament to the American dream. The former owner purchased it in August of 1959 and drove it until 1985. This bus was instrumental in a small business owner putting his sons though college and providing for his family in a time when people still fixed things. Those sons now are bank VIP's. When contacted they were excited to hear the bus was heading back to the roads. They thought it had been crushed long ago.

I consider LondonHIM my personal Renaissance man. At home in an Antique store (he worked in them during college years), a museum (former assistant curator) or on a quest for vintage Volkswagens or Vespas (real junking) to fix. Aside: He can easily understand a decor obsession as a guy with a few of his own.

So for our holiday dinner, LondonHIM's brother and girlfriend trekked down to the Liberty Bar in his 1961 Volkswagen Westfalia and we took the TV repair bus. Needless to say the buses garnered a lot of attention. I had no idea it would be such fun to ride in the rusty old box on wheels!

The Liberty Bar has been described as an engineering marvel. While structurally sound the restaurant leans drastically and has crooked floors. It also serves some of the best food in San Antonio. Their motto is "Liberty Bar: Serious Food." Check out the menu. Some great dining is done here. It's a favorite for us.

Fabric S.O.S.

Does anyone know the manufacturer for this fabric? Or how I can find it? It is called Pippa and the colorway is "copper" I'm told. (Looks more like "spice" to me). Fell in love with it 2 months ago for reupholstering the 2 small slipper chairs inherited from LondonHIM's grandmother. When I went in to pick it up from my favorite fabric store - the bolt was sold out and the store will only bring in another bolt if I will purchase 25 yards. I only need about 10 yards. Unfortunately they won't give out the name of the manufacturer to customers (!!#@*&#!). Any help here will be greatly appreciated!

Shopping Main Street: Boerne

Main Street Boerne

About 30 miles north of San Antonio lies the charming town of Boerne, Texas. Settled originally by German immigrants Boerne is picturesque and beyond lovely with the main street bi-sected by a meandering river. The banks of which are perfect picnic location material.

Now to share with you one of my all time favorite shops. Good & Co. antiques is a lovely collection of old buildings and an interior courtyard right on main street. (I took some great shots of the exterior, but the new camera and I have not reached an understanding yet.) Good & Co. has a British/French colonial feel that appeals to me. The shop is such a brilliantly merchandised collection of gorgeous vintage and antique pieces with some new items thrown in for good measure. I hope you enjoy it as much as I do each time I visit.

Matchbox by Andrew Martin

Loving this delightful fabric from Andrew Martin's new fabric offerings. It's called Matchbox for obvious reasons. I think its perfect for roman shades in the living room with the striped silk-like drapes we picked up recently. I'm attempting to keep the room from feeling too heavy. We have some cordovan leather chesterfield club chairs for that room. The living room is going to house the library ladder and built in bookcases. I think its so quirky and charming. Now to convince HIM.

Elegant Outdoor Living

Just one image in a completely covetable backyard overhauled by homeowner Mark Robert. This is an outdoor room done right! (I'm thinking off the master bedroom!) Featured in the March issue of Canadian House & Home magazine in an article by Laura Muir. The entire backyard is supremely elegant while remaining livable and unstuffy. This is my first purchase of the Canadian magazine. It's wonderful. You should check it out if you haven't already!

Exterior Progress!

The day has finally arrived! Exterior paint is making an appearance! It has been a long time coming. When purchased the house had tranzite shingles over the original wooden shingles from 1928. Those were removed. Then the process of abating the lead paint off the original wood began. Professionals taking time and incredible care removing ALL the paint and then caulking all the nail holes and between each of the boards, tedious to be sure. And between weather setbacks and scheduling issues, a process that took far longer than we anticipated.

But now time for some frosting! We have chosen Behr colors for this exterior project. The body of the house will be Hiking Trail. A creamy lighter color called Canoe for the stucco fireplace, fascia, and eaves. Red Hawk for the doors and screens and Chaparral for the Tudor trim and other secondary trim.

I think it will be such a good feeling to see some paint go up and see this Tudor bungalow begin to shine!

I heart Craigslist!

Yesterday during a Sci-Fi program my sweetie was very into (and I not so much), I found this pair of Biedermeier chaise lounges while surfing Craigslist. They were listed as being in downtown Austin near the capitol. The listing wasn't recent so LondonHIM was SURE they already sold. Ever the optimist, I endeavored to prove "Nothing ventured, nothing gained!" is a worthwhile motto. And he invited me to prove him wrong.

Sooo ... we just got back from a road trip to Austin.
The pictures don't do them justice. (We'll take our own pictures soon.) They have amazing marquetry details. The professor we purchased them from found them at an estate sale in Tarrytown. I'm so glad he did!

Lighting up the House : Part 1

I was going to title this post "I really MUST be stopped!" I have been on an Ebay tear. Snapping up not 1, not 2 but 3 more vintage light fixtures since the middle of last week when I posted on this beauty below! It may seem out of control but when the only light fixtures in each of the rooms literally consist of a series of dangling light bulbs, a girl can only take it so long. I've often wondered what the original lights must have looked like for this house (built in 1928). But they are long gone. Also must admit, I love to find a bargain and all of these were definitely that.

So this was the first purchase. Its going in the master bathroom. But we've been over that. So on with the show and tell.

Not 10 minutes later LondonHIM won this 1920's French fixture bound for the kitchen.

Not sure I can stand the bows on the globe however. I did find a great option for replacing it at Van Dykes Restorers. I'm reserving judment until after they arrive. It can be hard to tell from pictures.

Also a 1920's French Gothic pendant heading for the central hallway.
P.S. -All of these first 3 fixtures we purchased are from the same seller. Don't you wonder where he finds his wares.

The piece de resistance. This is going to the master bedroom. Crazy about the Greek key motif on this one.

So as you can see, I really must stop! --- For now. (After all there is still the living room, den, dining room, book nook and one bathroom to go!)

New Source: Bungalow Tile

Recently I stumbled across this interesting new take on a classic design. Bungalow Tile offers the iconic hexagon tile in a 2" size. This is twice as big as the standard hexagon tile we are accustom to seeing. A playful nod to tradition and full of possibilities.

Designer Lynn Sears, creates a Dallas standout two years in the making that looks as if it stood there a century or more. When in fact the house is brand new. The home was recently featured in the Better Homes and Gardens special interest publication Beautiful Homes Spring 2008 in a story by Denise Gee.
The finely crafted home is spectacular. Old and new simultaniously. Smart, elegant, and warm altogether with and individuality you may not always see.

The sky is falling...

5 Days and counting 'till the ceiling comes down. Chandelier we bought at an estate sale in an old historic downtown Georgian mansion. We had them throw in a scary-yellow/green-plasticlike-linen covered cool shaped wingback chair in the deal. Although in retrospect, I think they were happy when we took it off their hands. The wingback is the next thing in line to go to the upholsterers when this ceiling comes down. Its going to be black crocodile leather w/silver nailheads. Actually, I planned to send ALL pending reupholstering projects to the shop the end of the week. Sending them at the same time while we tear out the ceiling. That way we don't have to store them for the 2 month blitz.

Ritter Antiks houses the worlds largest collection of Biedermeier furniture at their New York showroom. Obviously an amazing collection of Empire pieces as well.

Why the eye candy today? I'm suffering Empire chair withdrawals. I have a pair of Empire chairs and a great story of the score! (The owner of the little antique store I got them at still winces when I walk in.) So where are the before pictures, and the after pictures, not to mention the chairs themselves? In storage... bummer...I'll save the tale for another day.

Everything but the Kitchen Sink

Knowing you want an apron farm sink and knowing which one you want are two completely different things. For the longest time we were thinking a copper hammered farm sink would be just the thing for the reinvention of our kitchen. We are keeping the original upper cabinets and painting them a warm white with the back of them painted buttery yellow and changing the chipped glass in the doors for seeded glass. The backsplash is planned for white subway tile. The countertops - black granite with an ogee edge. New stainless appliances (adding a dishwasher is a MUST) are in order. We're using an island we developed from a 1940's birdseye maple breakfront. It's a great place to hide the microwave and small wine fridge, they didn't have either in 1928, can you imagine.

So recently, we began to think the copper sink would stand out from the rest of the plan a little too much. We do have some copper pots and pans but that's it . So when we went to the new Round Rock Ikea a couple of weekends ago to find some organization products for the home office, we were surprised to find this enameled white farm sink. It seems very classic and has an interesting detail of a ridged drain board across the back. And at $299 its just a fraction of what comparable sinks would be.

The Country Living Feb. 2008 issue features this year's Idea House of the year. The kitchen has this amazing nickel hammered sink by Native Trails.

I love it! It combines the look of the hammered copper one which we love but won't clash with the stainless appliances. But I am concerned about it being dated. Do you think this look will be OVER in 10 years... 5 years?
So while we're trying to decide can you give me your opinion.

Library ladders on my mind.

A few months ago I recieved the most romantic gift...a library ladder! I'm not joshing. To me it was very romantic! You see I have always wished to have a rolling library ladder on rails and the library to go along with it. So when my guy found that the former law office next door to his office was demo-ing out the library and its accoutrements he chased the ladder down to the salvage yard to aquire it for me... umm us. So now we have a gorgeous ladder along with the beautiful brass rails. Used, but I think they are even more charming because of the patina.

Before I became a permanent fixture around here the idea was to take out the ceiling in the living room to expose the beams. There is also a peaked roofline over the front porch. His plan is to open that up as well creating a small loft or reading garret. So the acquisition of the ladder provides the perfect way to access this future little room as well. Of course we will be adding some tall built-in bookshelves to further utilize the ladder.

When our house grows up...

When our little Tudor grows up I want it to look just like this! Seriously though I love what they have done to the landscaping. BF used to live down the block from this house while in college. At that time it had no landscaping to speak of. Now look what they've done! I love the moss growing on the stone and the proliferation of rosemary. We went out and scouted similar stone a few weeks ago.

It's completely doable. But I think we'll finish the inside first. One hurdle at a time!

Library Building

Published in 1904 this novel's Art Nouveau influenced cover was probably pretty provocative at the time, maybe even scandalous.
Found at an estate sale about ten years ago along with several other interesting books and the Egyptian revival rug we have in the bedroom. I've often thought the owner would have been fascinating to know.
(Oh yes, the house is dusty...we're renovating you know.)

One thing about adventures in blogging is that as a reader of some other people's great blogs out there I am always learning something new and discovering interesting things on a regular basis. As I was enjoying M.A.Belle's recent post on "Granny Style", I came upon an exiting discovery once again.

In it mentions an article she came across and their discussion of the widely held belief of many people that their grandmothers were the pinnacle of domestic chic. This is something I concur with. My grandmother had an elegance and grace I can only aspire to. Steven Sclaroff designed the home featured. And the mention of his timeless mix of granny and modern day prompted a quick peek at his site. As that is kind of our look, reworking family pieces with our own quirky eclectic style.

What a shock to find this there!

I mean I have this pair of chests along with two smaller ones I often use as nightstands. I also inherited the matching vanity and chair ( in storage due to the reno). Cha-ching! I think I won the "granny style lotto" again!

So you must know all that great stuff is just not going to fit in the master bedroom of this tiny tudor. Especially with the absolutely crucial large antique armoire looming over it all. (closets almost don't exist in this 20's bungalow). Think David Jimenez dressing room look and size armoire dominating the bedroom. Thanks to Habitually Chic for the great post with the tip on David's new website! I'm a fan of you both.

So since storage is at a premium, we came up with a plan to use these two larger chests in the future master bath, now smallest bedroom, without permanently altering them. The concept calls for a large wall mounted glass shelf that the chests can just slide under but be protected from splashes. Safe to later move with us if need be. A great raised sink and a faucet extending from the wall. Of course all this planning was done as much good design planning must be... on a paper restaurant napkin.

Painted Floors and all that Jazz

This weekend I will be sanding the wood floors in the Kitchen. Originally they had some really abysmal pink 50's tile. He got rid of those asap (contracted out, Yeah!) but in their wake left a pretty chunked up mess (for us to deal with, Boo!) Old stain was removed first. Then came the lengthy process of filling the deeper holes with stainable wood filler. Much discussion has been given to the final finish for the kitchen floor. I've always wanted to do a painted wood floor, something graphic and individual. Like Miles Redd's kitchen:

So we decided to do a painted pattern of our own. Sort of a painted adaptation of some beautiful 1920's tile uncovered in a renovation at the Fort Sam Houston Officers club. Its amazing what you find hiding under wall to wall carpet. I guess vacuuming is easier maintenance than keeping these beauties ship shape.

We had plans to do a trace of the tiles. And then make an acetate template. Changing a bit of the colorway in our version to fit better with our decor.

But... we have removed part of the wall between the kitchen and next room to recreate the existing arch present between the living and former dining rooms. When this is accomplished the overall feeling should be of an almost loftlike space one room falling into the next all the way to the back door. So in the interest of continuity we are giving up on the painted floor concept. We're going for dark stain on the rest of the floors. Something like an ebonized floor. I know it will be beautiful. But, it can be hard to let it go.

So the stain and poly has been purchased. I can see it from here. Away we go!

Could it be our new front door?

One of my favorite blogs Pink Wallpaper posted about Recycling the Past. A great salvage store that makes their wares available on line. One of the items featured in her post is an oval Tudor stained glass door.

But once I got there I found this:

Really fab! Not technically Tudor but oh, so delicious!

Now just two questions remain.
Do they ship to Texas?

Carmel's Storybook Tudors

Cottage Living is running a charming story in their Jan/Feb 2008 issue by David Hanson featuring the little known architect Hugh Comstock and an array of images from Carmel, California. With no formal training Hugh created around 20 of the little jewels. He began building them shortly after visiting and falling in love first with the area and then with Mayotta Brown his future wife. In fact the first of the cottages the Hansel (pictured above), was made for his wife as a home for the dolls she crafted. Made by hand from a pine needle and plaster mix they seem like something from a fairy tale.

Special kudos to the Cottage Living website. http://www.cottageliving.com/ makes their ENTIRE issue available online for their subscribers and newstand readers. Totally the wave of the future. Impressive.

I am seriously loving this!

The kitchen is supreme but I am really crazy about those bin pulls. They are not like any I've seen before. Note the different sizes. I especially love the tiny fingertip size on the doors!

Found this looking though the "The English Home" magazine. Cabinetry from The New England Kitchen line by Mark Wilkinson.

He has showrooms in Chicago, Philadelphia, Boston and Connecticut on this side of the pond.

We're keeping the original top cabinets in the kitchen but these would be stellar for the new bottom cabinets and those pulls are a must! (If I can just convince HIM.)
